PENDING Installed Software condition failure during Task Sequence execution

CM2309 with hotfix
My task sequence has a couple of groups, each with an 'Installed Software' condition on them.
For some systems, it will error out during the detection with errors like these:
Failed to evaluate a SOFTWARE expression. Error 0x(80070648)

I've tried searching for that error number online, but can only find a single post from TechNet from 15 years ago.
Any ideas?

Here's what's on the first group. The second group has something similar but for a different version of that same app.

This Error 0x(80070648) is weird and translates to unknown property. Can you tell me what else does the TS includes, just the Install app step right?

The TS is very basic. It just uninstalls the existing version, reboots then installs the newer version.
